Boundaries and land ownership

We can't advise on land ownership or boundary lines and we have no powers to resolve disputes. If you are in a dispute with your neighbour about the boundary between your properties, you will need to work out who owns the land.

If you think the boundaries are not defined in the title document or lease, or the boundaries have been changed by agreement or encroachment, you will need to get legal advice from a solicitor.

Party walls

A wall is a 'party wall' if it stands along the boundary belonging to two or more different owners. Some types of building work carried out on a property may not be controlled by Building Regulations but may be covered by the Party Wall Act 1996. This has different requirements to building regulations and planning permission.
